Why Do Some Homes in Westwood Sell and Others Do Not?

While some homes in Westwood are selling above asking price, others are not selling at all.

The Westwood-Century City real estate market is hot. However, even in this real estate “gold rush”, there are homes that are not selling. They are listed, shown, and end up sitting on the market for months with out a buyer in sight.

One aspect that is consistently a determining factor is price. Sellers get overly excited about pricing their home. The reality is that there is usually a disconnect between what a seller thinks the home is worth and what the market will dictate. The listing agent can advise through research but the determining party is the buyer. Ultimately, a home is worth what a ready, able, and willing buyer will pay for it. Pricing is merely an educated guess based upon like sold comps adjusted for improvements and current market conditions.
